Two Saskatchewan developers declined City of Moose Jaw overtures to develop the new West Park subdivision, but a Calgary-based developer has the confidence to take on the project.
Mayor Dale McBain confirmed that a Calgary developer has approached the city with a proposal to develop the 146 acres of land north of Thatcher Drive West and west of Ninth Avenue Northwest.
McBain expects council will have a report on the proposal possibly by tonight.
The Calgary firm has previous development experience but not with projects as small as this 638-unit residential development, he said.
The company also has a working relationship with Derek Thompson of Dharma Design, designer of the urban village concept.
If the developer's proposal is accepted, the most likely scenario would be a sale of the parcel by the city, said McBain.
But the property would be developed according to the design and layout approved by council.
The chosen design offers a village square, water course and variety of home styles from single family residences to condominiums and street townhousing as well as huge estate lots.

We have to bring people in from Calgary and it will be developed according to a design and layout set out by council! Do we not have people who can do this internally??

So let me get this straight. From what I read on these forums over the past several months, if someone locally is involved in a project, we think something is amiss.
If a project is spearheaded from someone outside the city, then something 'stinks' according to you Chad.
Can we at least be consistent in our paranoia here people. Or is there a conspiracy behind every rock? -

Do you think there is a conspiracy around every corner? The city has a great chance here to get a new development moving and you're looking for an angle to complain about and spreading innuendo.
The fact that we can get a developer here is huge. And btw, Saskatchewan has the hottest real estate market in the country right now. -

Well, the funny part of this whole thing is how Alberta's booming and Saskatchewan is starting a boom (not really hitting MJ quite yet) and yet, we can't get a Saskatchewan developer to take on this project? What's going on here?? Either Calgary is now dying off (unlikely) or there defintely is something 'in the water' that stinks in this development. Anyone have any ideas on this one??

This is great news for the city. If a developer is willing to come here, buy the land from the city, and develop it to the city's specifications the city is way better off for it.
Perhaps the Saskatchewan developers backed off because they'll be too buys in Saskatoon or Regina. There's a lot of contruction work ready to go here, and we're going to need to import a lot of the labout and expertise. Who knows, maybe some of the workers will stay here. -

Do what internally? Build homes? Build condos and apartments? Strange comment, D ick.
What I would like to know is why the two Saskatchewan developers begged off. This seems to be an ambitious and an attractive development. On the surface, there seems a reasonable chance for a developer to make money.
So, what scared off the other two developers? I make no apologies for saying that whatever this council is involved in just simply scares the heck out of me.
